Urban description and characterization of the property
This farm is located on the Silver Coast.
The region is mainly agricultural, rich in vineyards and orchards, with beautiful scenery and landscapes and a vast variety of old buildings from the 17th and 18th century; Close to a beautiful beaches and good Golf courses.
The location of the property benefits greatly, due to it being on the national road (EN8) and its proximity to the A8 motorway (nearest entrance 5 kms). It is very well located to Lisbon (31 kms), for that matter, the property is in a perfect location to access the main airport or any highway to the north and south of the country.
The property refers to a farm on 14,5 hectares of land, with recently renovated buildings, which were originally built at the end of the 17th century.
Presently, the farm (“Quinta”) is being used by the owners for residential purposes, a bed and breakfast/guests-house accommodation and organization of a vast variety of events, such as banquets or conferences.
A description and composition of each building and its use:
Main House (ground floor: 155 m2 ; 1st floor: 180 m2 )
This building corresponds to the original manor house, where presently the 1st floor is being used as the owner’s residence. It consists of a kitchen, 2 bathrooms, 2 living rooms, a dining room, 3 bedrooms, 2 dressing rooms and a large loft. Located on the ground floor of the house is a large guest’s room, the antique kitchen with the original bread oven and a large storage room.
Accommodations Unit or Guests House ( 383 m2 )
This part of the farm is where the guest rooms and the reception are located and was once a large wine cellar. All of the 9 rooms (8 double rooms and a junior suite) have en suite full bathrooms and private entrance.
Restaurant / Banquet Hall ( 756 m2 )
The area designated for banquets resulted from the conversion of the old stables, the keeper’s house and an attached large courtyard into restaurant, bar, washrooms, kitchen, storage room and a banquet hall for up to 250 persons.
Congress or Multiple Use Hall ( 304 m2 )
This building where wine used to be made, still keeps today the old wine press adapted into the stage of the congress or multiple use hall.
Storage and Laundry Rooms ( 116 m2 )
The old pig houses have been adapted into storage and laundry rooms.
As for the landscaped areas the farm has wonderful green gardens, a pond, a children’s playground, cobble stoned ground between buildings and a large cobble stoned courtyard, a parking lot for up to a hundred cars, a large in ground pool ( 132 m2) with its own washrooms ( 37 m2 ) and a 13 hectares wooded hill that has once been the vineyard. There is a vast variety of pine, cedar and cork trees (together around 10 000 trees) planted during the winter of 1995, that are in great sanitary conditions and growing well. These types of trees were chosen for their very good resistance to dryness and their ability to adapt to this ecological area.
There is also a construction license valid until the 26th of August 2008 in order to adapt the current structures of the farm, according to the approved project by the ministry of tourism, into a Rural Hotel.
This project consists of the remodelling and conversion of old stables and barns (ground floor: 140 m2 ; 1st floor: 140 m2 ) into another 8 double rooms with en suite bathrooms and a new reception ( 42 m2 ). With the remodelling of the current rooms, kitchen, laundry room, service areas, washrooms and banquet hall, which is mainly finished, except for the laundry and current rooms. With the construction of a gym, sauna, bath and dressing rooms ( 112 m2 ) by the pool, a tennis court, a putting green, a children`s park, besides the bath and dressing rooms for the staff ( 35 m2 ). It also includes the power lines, water lines and pipes, gas lines, sewage system and obviously the acquire of the fundamental equipment for all installations. Most of the electrical part (110 KVA generator and transformer) of the project is already in place. The property is landscaped and completely fenced.
